Delaware Real Estate
Covering only 6, 446 square kilometers, Delaware is the second smallest state of the Union. The state is a low-lying area, with an average elevation of only 18 meters, it ranks as the lowest state in the nation.
The state generally has hot and humid summers and mild winters. Rainfall and snowfall is evenly distributed throughout the year.
The state is divided into 3 counties, that of New Castle, Kent and Sussex, with the first being predominantly industrial and the two remaining being primarily agricultural areas. Today, more than two-thirds of the population live in New Castle County.
The state is primarily industrial in nature. With most of the manufacturing industries located in the heart of New Castle County, although quite a few of the businesses have established plants in Kent and Sussex counties as well. The industrial businesses account for a vast majority of real estate growth within the state.
The state’s economic performance is vastly out of proportion to its size. This is why Delaware is also known as “the Diamond State”, since its value, like that of the Diamond, is greatly out of proportion to its actual land size.
Recent research provides that Delaware ranks 45th in population among the 50 states, with a total population of about 783,600 people. However, one should not let the small population size fool them, since the state’s population has grown swiftly and greatly within the past years. In fact, Delaware has a high average density of about 164 persons per square kilometer. Because of its consistent economic growth, real estate has consistently grown as well.
Tourism has greatly contributed to the development of the state. Tourists from all over are interested greatly in the state’s historical charm. For instance, Lewes, located in Delaware, is one of the oldest ports on the East Coast. New Castle was the site of William Penn’s first landing in North America. Its beautiful cobblestone streets and its historic courthouse attracts many visitors the whole year-round.
